What You Need to Provide

In order for us to sign a head lease agreement with you, you will need to provide the following documents and certificates:

  1. Proof of ownership of property (Land Registry certificate)
  2. Details of any headlease (if applicable, if in a block of flats for example)
  3. Building insurance policy schedule
  4. Gas Safety Inspection Certificate
  5. Proof of gas maintenance service agreement – for example British Gas Homecare
  6. Electrical Installation Inspection Certificate – to be carried out by a contractor approved by NICEIC.
  7. HMO certificate (if applicable) – only if the property is a licensable HMO, i.e. over 3 or more floors housing 5 or more residents
  8. Energy Performance Certificate
  9. Keys for the property – one set for each tenant and two for the University (for all keys - front door keys, bedroom keys and so forth).
  10. Your bank details - in order that we can pay you your rent (!)
  11. A completed invoicing set up form: we ask you to complete and return this so we can invoice you for any works that we may need to cover the cost of at your property. This may be in the event that you're away, or if you opt to take out a service through us to save money via a bulk policy etc. You can download the form you need to complete here.


We require the properties we lease to be fully-furnished. A list of the items that need to be provided is below:


  • Bed and mattress with mattress protector (mattress protectors will need replacing annually/bi-annually). You should provide a double of 3/4 bed where they will fit, singles should only be provided if a double or 3/4 bed isn't an option. Mattresses should be clean and of good quality.
  • Desk, comfortable desk chair, study lamp
  • Wastepaper bin
  • Bookshelves & a good size wall mounted notice-board
  • Wardrobe
  • Chest of drawers
  • Bedside table
  • Curtains/Blinds
  • Lock that operates on a thumb turn on the inner side/privacy bolt on inner side of bedroom door if doors aren't individually lockable.



  • Bath and/or shower, depending on space
  • Shower attachment (if no separate shower)
  • Extractor fan: this should turn on with the light, and ideally run onto a 5 minute delay when the light is turned off
  • Shower rail/curtain (please note that shower curtains will need replacing from time to time)
  • Towel rail (double)
  • Mirrored cabinet/wall mounted mirror
  • Toilet
  • Toilet roll holder
  • Toilet brush (please note that toilet brushes will need replacing from time to time)
  • Bin



  • Cooker (and extractor hood/extractor where necessary)
  • Microwave
  • Washing machine/washer dryer
  • Vacuum cleaner
  • Ample fridge/freezer space (1 fridge/freezer per each 4 tenants i.e. 2 fridge/freezers in 5+ bedroom properties)
  • Cleaning accessories - brush, dustpan and brush, mop and bucket.
  • Kitchen bin
  • Dining table and chairs (if not a galley kitchen)


Living Room (If applicable)

  • Sofas
  • Coffee table
  • Curtains
  • Adequate storage: wall mounted shelves/bookcase
